You can roofover an existing single layer of shingles but it’s always better to tear off the old shingles, underlayment, and flashings and start from scratch.

Before you choose to roof over your existing shingles to save money there are a few things to consider. 

  1. Has your roof been leaking? There’s a very good chance the waterproof material (underlayment) is leaking. If your roof is leaking you definitely should tear off the existing roof to ensure the underlayment is done correctly.
  2. What is the condition of your shingles? Are they curling or cracked? If they are not laying down flat it will be difficult for the new shingles to seal properly and hold against windy conditions. As a result, the roof’s life is reduced.
  3. Utah’s building code allows for two roofing layers on a single roof.

Starting from scratch allows us to:

  1. Inspect the roof deck and replace any damaged wood.
  2. Replace the underlayment, ensuring a longer roof life.
  3. Install the new roof so the shingles seal correctly, and the sealer strip will hold the shingles together in winds up to 110 miles per hour.

Here are some signs to look for:

As a shingle ages, it naturally loses granules.  You will see spots that shine where the fiberglass is exposed or dark spots where granules are missing and the tar is exposed.

When shingles wear out and lose their granules, the reinforcing mat contracts, causing the shingle to curl. Curling is an indicator the roof needs to be replaced.

Shingles improperly installed, or worn shingles can blow off in storms, leaving your roof vulnerable to leaking.  Sometimes missing shingles can be replaced and loose or unsealed shingles can be glued back down.

Cracked shingles can be caused by inadequate venting, age, and/or a manufacturers defect.

A solid roof deck is a must. Standing in several spots and listening for cracking is a way to test its strength. Cracking is a sign of the attic being overheated due to improper ventilation. When this is the case sheathing several area’s or the entire deck may be needed.

Signs of water dripping through the soffit/eaves or penetrating the ceiling on the inside of the house can indicate a roof replacement is needed. Left unaddressed can cause damage to sheet rock, stucco, siding, soffits, and even structural issues.

Here are some tips to help with the selection process. 

  1. Are they licensed and insured? You can check at http://secure.utah.gov/llv/search/search.html  ours is under R.B. & Sons Roofing/Construction, Inc.
  2. Established in your State. All businesses have to start somewhere but if they’ve been in business for less than 10 years they might not be in it for the long haul and still learning the ropes.
  3. Read the on-line reviews and ask for supplier references. If the contractor doesn’t pay the material bill the supplier could put a lien on your home.
  4. Get a detailed estimate in writing. Ask questions, and compare apples to apples. A super low bid could mean substandard materials and workmanship or they don’t carry liability and workers compensation insurance.
  5. Do they offer a warranty? Material manufactures have some kind of limited warranty if the roof is installed correctly. These warranties have limitations and don’t warrant the workmanship. A contractor should also offer their own 1-3 year labor warranty independent of the manufacturer.
  6. Check the Better Business Bureau website to see their rating.

A damaged roof will need to be replaced in most instances. However, reroofing is a better solution for homeowners who have an average roof and who plan to repair or build on top of their roofs. Reroofing also has advantages when compared to roof replacement. The biggest advantage reroofing has is that it costs significantly less.

Residential roof maintenance is important to ensure your roof is in good standing. Roof inspections should be done at least twice a year in the spring and fall and after a severe storm when parts of your roof may have been destroyed.
